Local facts that shape property claims.
During Irma, NHC cites a 123-knot (about 142 mph) gust at Naples Municipal Airport and a 113-knot gust reported by the Marco Island Police Department.
Naples and Marco Island mix older high-rises, newer towers and clay or concrete tile roofs. Tile breakage, underlayment and association versus unit coverage drive many disputes.
Golden Gate Estates, Immokalee and Ave Maria see wind, hail and water losses away from the coast, often on larger lots with outbuildings and fences that adjusters skip.
What hits Collier County properties
The losses we document most often.
Wind on tile and metal roofs
Lifted and cracked tiles, flashing and underlayment damage that is invisible from the ground.
Surge and back-bay flooding
Naples Bay, Marco and Everglades City shorelines flood from surge, a separate flood-policy question.
High-rise water losses
Water from one unit travels down stacks; the master policy and HO-6 policies each carry part of it.
Pool cages, docks and lanais
Screen enclosures and waterfront structures are common line items that first estimates leave out.

Text an adjusterHow long do I have to file a Florida property claim?
Florida law (Fla. Stat. 627.70132) generally requires notice of a new or reopened claim within 1 year of the date of loss and a supplemental claim within 18 months. For hurricanes, the date of loss is the landfall date. Your policy may require faster notice. If you are unsure whether your Collier County file is still open, bring the policy and carrier letters to a free review at (239) 444-8101.
Who pays for water damage in a Naples condo: the association or me?
It depends on the declaration and both policies. The association’s master policy usually covers the building structure and common elements; your HO-6 often covers interior finishes, improvements and contents, and may include loss assessment coverage. We read both and document which damage belongs on which claim.
Are tile roof repairs limited to the broken tiles?
Not always. If matching tiles are unavailable or the underlayment is damaged, the scope can extend well beyond the visibly broken pieces. Policy language and Florida roof rules matter, so we document slope by slope before the carrier finalizes its estimate.
What are public adjuster fees in Florida?
Florida law caps public adjuster contingency fees in most property claims at 20% of the amount paid by the insurer under the policy. For claims arising from a declared state of emergency, a lower 10% cap typically applies for one year after the declaration. Ask for fees and services in writing before you sign. A free review does not create a fee.
