Tropical Storm Isaias
Tropical Storm Isaias and Mexico Beach: what to do now
As of NHC Advisory 4, the Coastal Bay zone, including Mexico Beach, is under a Hurricane Watch and a Storm Surge Watch for Tropical Storm Isaias. NHC says peak surge could reach 5 to 7 ft above ground somewhere from Ocean Springs, MS to Indian Pass, FL if it arrives at high tide. Follow local evacuation orders.
If Isaias damages your Mexico Beach home, document the structure, the area under elevated floors and any water line once you can return safely. Wind and flood damage go to different policies, so keep those notes separate.

Claim types
What we document most for Mexico Beach properties.
Elevated-home wind damage
Raised homes expose roofs, siding and stairs to wind. Decks and stairs may be treated differently in policies.
Surge below the lowest floor
Flood coverage under elevated homes is limited. Know what is stored there.
New construction vs. storm damage
Insurers may blame workmanship on new homes. Builder records and inspection reports help.
Rental interruption
Many homes are rentals. Keep booking records for any loss-of-rents coverage.

How should Mexico Beach owners prepare for a possible Tropical Storm Isaias claim?
Follow evacuation orders first. If you can, take photos of your home and contents before leaving, keep your policies with you, and save receipts. American Financial Claims can review your Isaias claim for free.
What does flood insurance cover under my elevated Mexico Beach home?
NFIP coverage below the lowest elevated floor is limited, usually to certain building items such as stairs and equipment, and generally not finished areas or most contents. Read your flood policy.
My Mexico Beach home is new. Will the insurer blame construction defects?
They may. Builder records, inspection reports and photos at completion help show the condition before the storm.
Do I need an FDEP permit to repair my Gulf-front home?
Work seaward of the Coastal Construction Control Line generally needs an FDEP permit or exemption. Code-required costs may fall under ordinance-or-law coverage.
