Hail damage called cosmetic

Dents in metal roofing, gutters or siding are sometimes treated as cosmetic, and some policies carry endorsements that limit cosmetic hail damage. Read the endorsement, then document functional damage such as fractured shingle mats, granule loss and cracked tiles.

Wind damage to roofs and siding

Lifted shingles and loose siding can let water in long after the storm. Photograph every elevation soon after the event and keep weather reports for the date.

Frozen and burst pipes

Freeze claims often turn on whether heat was maintained and where the pipe broke. Keep utility bills, thermostat records and the plumber’s written report on the cause.

Wear and tear vs. storm damage

Older roofs are often said to have failed from age rather than wind or hail. Storm dates, close-up photos, test squares and nearby damage reports help show what actually happened.

Barns, fences and outbuildings

Detached structures may fall under other-structures coverage or a separate farm policy with its own limits. List every damaged structure separately and match it to the coverage that applies.

Tip: Loop in your agent, but put it in writing

Your agent can help with paperwork, but the insurer’s claim staff decides the claim. Send important information to the insurer in writing, copy your agent, and keep copies.

What to do after a Farmers Union Insurance denial or low offer

    Know the 30-day pay-or-deny rule

    Under Mont. Code Ann. § 33-18-232(1), an insurer must pay or deny a claim within 30 days after receiving proof of loss. If it makes a reasonable request for more information, the deadline is 60 days after proof of loss, unless it has notified you of its reasons for not paying in full.

    Interest on late payment

    If the insurer misses the deadline and owes the claim, § 33-18-232(2) adds 10% annual interest from the date the claim was due.

    Read the exact policy language cited

    Find the exclusion or condition the letter relies on, then read your declarations page and endorsements: deductibles, roof or cosmetic-damage terms, water damage limits and any matching or ordinance-or-law coverage.

    Document the damage before repairs

    Photograph and video every room and roof slope, keep damaged materials or samples when you can, and save invoices for emergency repairs. That record is what a reinspection, supplement or appraisal will rely on.

    Most homeowners policies have an appraisal clause for disagreements about the amount of loss, not coverage. Read its exact steps, costs and deadlines before invoking it.

Is Farmers Union Insurance the same as Farmers Insurance?

No. Farmers Union Mutual Insurance Company is a Montana insurer. Farmers Insurance is a separate national group. Check the company named on your declarations page.

Wind tore siding and shingles off my house. What should I do first?

Make temporary repairs to prevent more damage and keep receipts, photograph every elevation, and save weather reports for the date. Loose siding and lifted shingles can let water in later, so check the attic and walls too.

How long does an insurer have to decide my claim in Montana?

Under Mont. Code Ann. § 33-18-232, an insurer must pay or deny a claim within 30 days after receiving proof of loss, or 60 days if it makes a reasonable request for more information, unless it notifies you of the reasons. Late payments carry interest at 10% a year.
