Tropical Storm Isaias

Tropical Storm Isaias and Miramar Beach: what to do now

The South Walton zone, including Miramar Beach, is under a Hurricane Watch and a Storm Surge Watch for Tropical Storm Isaias as of NHC Advisory 4. Owners in a resort rental program should ask their management company how storm damage will be reported and documented.

If Isaias damages your Miramar Beach unit, get your own date-stamped photos or ask for them, even if the resort is handling the building claim. Unit finishes and contents often fall on your HO-6, not the association.

Claim types

What we document most for Miramar Beach properties.

Unit interior leaks

Water entering through sliders and shared walls damages finishes that usually fall on the unit owner.

Association deductibles and assessments

Large association deductibles can lead to special assessments. Loss-assessment coverage on your HO-6 may help.

Rental program income

Lost rental income depends on your policy and documented booking history.

Wind damage to equipment

HVAC units and exterior fixtures may suffer storm damage that insurers call corrosion. Date-stamped photos help.

Miramar Beach FAQ

Questions Miramar Beach owners ask us.

Text an adjuster
What should Miramar Beach condo owners do about Tropical Storm Isaias?

Find your HO-6 declarations page, confirm your association contact, and plan for date-stamped photos of your unit. If Isaias causes damage, give prompt notice. American Financial Claims can review the claim for free.

Does loss-assessment coverage help Miramar Beach condo owners?

If your association levies a special assessment to cover a storm deductible or uncovered loss, loss-assessment coverage on your HO-6 may help pay your share, up to its limit. Check your policy.

The resort is handling the claim. Do I need to do anything?

The resort or association handles its own policy. Your HO-6 is your claim. Document your unit and contents and give your own insurer notice.

Can I claim lost rental income for my Miramar Beach unit?

Only if your policy includes fair-rental-value or loss-of-rents coverage. Keep booking records and cancellation notices.
