If Isaias brings wind or water into your unit or home, photograph each room before anything is moved, keep receipts for emergency repairs, and note which damage started at the building envelope. Wind-driven rain and surge are covered differently, so the cause of each stain matters.

Okaloosa Coastal exposure

Destin sits on a narrow strip between the Gulf and Choctawhatchee Bay, with East Pass and the harbor on its west side. Bayfront and harbor addresses can face water from two directions.

Flood zones vary by block

FEMA maps along the Gulf front and harbor include coastal high-hazard and AE areas, while ridge streets may be shaded X. Look up your exact parcel at FEMA's Map Service Center before you assume flood coverage is or isn't needed.

Coastal construction line

Gulf-front Okaloosa County properties seaward of the state Coastal Construction Control Line need FDEP permits for most repairs and rebuilding, which can affect your repair timeline and code-upgrade costs.

Should I file a Tropical Storm Isaias claim in Destin before an adjuster sees the damage?

You can report the claim as soon as damage happens. Florida policies require prompt notice. Before cleanup, photograph and video every affected area, save damaged materials where safe, and make only reasonable emergency repairs. Does my HO-6 cover damage if the condo association has its own claim?

Usually the two policies cover different parts of the same loss. The master policy typically covers common elements and the building structure as defined in the declaration of condominium. What if my Destin rental guests had to cancel?

Work seaward of the Coastal Construction Control Line generally needs an FDEP permit or exemption. Repair costs that follow from those rules may fall under ordinance-or-law coverage if your policy includes it.
