Navarre Beach is on Santa Rosa Island, while most homes are on the mainland along US-98 and the Sound. The two areas face different wind, surge and flood-map conditions.

Tropical Storm Isaias
Tropical Storm Isaias and Navarre: what to do now
As of NHC Advisory 4, the Santa Rosa Coastal zone, including Navarre and Navarre Beach, is under a Hurricane Watch and a Storm Surge Watch for Tropical Storm Isaias. Owners on the barrier island and along the Sound should know their flood policy status, because flood coverage generally can't be added at the last minute.
After Isaias passes, focus on the roof and openings. In Navarre, shingle loss and wind-driven rain often show up as ceiling stains days later. Date your photos and keep a simple log of when each leak appeared.

Only in Navarre
Santa Rosa County conditions that shape your claim.
Sound-front and island parcels often fall in coastal flood zones. Inland subdivisions may not. Your address lookup on FEMA's Map Service Center is the source to use.
Navarre Beach Gulf-front properties seaward of the state Coastal Construction Control Line need FDEP permits for most structural repairs.
Mainland Navarre includes many subdivisions where original roofs are reaching replacement age. Insurers often argue age-related wear, so recent roof records help.

Claim types
What we document most for Navarre properties.
Roof and shingle loss
Wind lifts tabs and breaks seals well before shingles go missing. We look for creased and unsealed shingles that a quick inspection can miss.
Wind-driven rain
Water forced through soffits, ridge vents and window frames is a common Navarre claim. The interior damage can far outweigh the exterior damage.
Sound-side surge and flood
Surge and rising water are flood-policy issues. Wind damage above the water line may still be a homeowners claim.
Fence, screen and outbuilding damage
Other-structures coverage has its own limit. List fences, screen rooms and sheds separately so they are not left out.

What if Tropical Storm Isaias damage in Navarre shows up days later?
Hidden leaks and roof damage often appear after the storm. Report them as soon as you find them, add photos with dates, and keep notes. American Financial Claims can review a late-appearing Isaias claim for free.
Is Navarre Beach treated differently by insurers than mainland Navarre?
Policies and rates can differ for barrier-island properties, and flood-zone designations often do. The claim process is the same: document the damage, give prompt notice and compare the insurer's estimate to the real scope.
My insurer says my roof damage is just old age. What now?
Ask for the inspection report and photos. Storm-created damage such as creased shingles, missing tabs or impact marks can be separated from age-related wear with good documentation. A free review can tell you whether the denial holds up.
Do I need flood insurance in Navarre if I'm not in a high-risk zone?
It is your choice, but homeowners policies generally exclude flood, and heavy rain events can flood areas outside high-risk zones. NFIP policies usually have a 30-day waiting period.
Can American Financial Claims help with a Santa Rosa County claim that was already paid?
Yes. Underpaid claims are a common reason Navarre owners call us. Bring the estimate, payment letter and photos, and we'll compare what was paid with the documented damage.
