Tropical Storm Isaias
Tropical Storm Isaias and Pensacola Beach: what to do now
NWS Mobile has the Escambia Coastal zone, which includes Pensacola Beach, under a Hurricane Watch and a Storm Surge Watch for Tropical Storm Isaias (NHC Advisory 4). Island owners should keep their declarations pages and flood policy somewhere they can reach from off the island.
Access to Santa Rosa Island can close after a storm. If Isaias damages your Pensacola Beach property, ask a neighbor or manager for date-stamped photos as soon as the island reopens, and note the date you first got access. Delays caused by closures belong in the claim file.

Escambia County conditions that shape your claim.
The island is reached over the Bob Sikes Bridge from Gulf Breeze. Closures after a storm can delay inspections and temporary repairs, so record when access reopened.
Gulf-front parcels seaward of the state Coastal Construction Control Line need FDEP permits for most structural repairs, which can affect timing and cost.
Much of the island falls in coastal flood zones, but the exact zone and base flood elevation vary. Look up your address on FEMA's Map Service Center.

Claim types
What we document most for Pensacola Beach properties.
Wind damage to raised homes
Elevated beach homes expose roofs, siding and the underside of the house to wind. Stairs, decks and breakaway walls are often treated differently in policies.
Surge and overwash
Gulf overwash and Sound-side surge go to the flood policy. Note the water line and photograph sand and debris inside the home.
Condo master vs. unit
Island towers raise the same HO-6 and master-policy questions as other Gulf-front condos. We split the scope room by room.
Rental interruption
Weekly-rental owners should keep booking records and cancellations to support loss-of-rents coverage, if the policy includes it.

How should Pensacola Beach owners document Tropical Storm Isaias damage?
Photograph and video every room, the exterior, under the house and any water line as soon as you can safely get to the island. Keep receipts for emergency repairs. American Financial Claims offers a free review of any Isaias claim on Santa Rosa Island.
Is a breakaway wall under my raised Pensacola Beach home covered?
Coverage for areas below an elevated floor is often limited, especially under NFIP flood policies. Wind damage to the same area may fall under the homeowners policy. We read both policies during a free review.
What if I can't get onto the island to see my property after a storm?
Report the claim promptly and keep a record of the closure dates. Ask the insurer to note the access delay. Once you can get there, document everything before cleanup.
Does a Pensacola Beach condo association claim cover my unit's flooring?
It depends on the declaration of condominium and the master policy. Many associations insure the building structure while unit owners insure finishes and contents. We help line up both scopes.
