Tropical Storm Isaias

Tropical Storm Isaias and Pace: what to do now

The Santa Rosa Inland zone, which includes Pace, is under a Hurricane Watch for Tropical Storm Isaias as of NHC Advisory 4. There is no surge watch inland, but wind and falling trees are real risks. Take photos of your roof and trees now so you have a before picture.

If Isaias damages your Pace home, check the attic and ceilings over the next few days, since shingle damage often shows up as slow leaks. Keep a dated log of each leak and any tree removal invoices.

Only in Pace

Santa Rosa County conditions that shape your claim.

Inland, but not sheltered

Pace sits north of Escambia Bay. NHC reports that during Hurricane Dennis in 2005, a storm chaser in Pace measured an unofficial 945 mb pressure as the eye passed over.

Subdivision roof age

Many Pace homes were built in the same building waves. When roofs age together, insurers often point to wear. Keep roof permits and invoices.

Trees and lots

Large pines on wooded lots are a common source of roof and fence damage during strong wind.

Flood maps still matter

Creeks and low areas near Escambia Bay can flood in heavy rain. Check your address on FEMA's Map Service Center.

Claim types

What we document most for Pace properties.

Shingle and ridge damage

Wind breaks shingle seals and lifts ridge caps before shingles go missing. We look for creasing that quick inspections miss.

Fallen trees

A tree on the house can damage framing, ceilings and contents. Photograph it before removal.

Wind-driven rain

Soffits, vents and window frames let water in during long rain bands. Interior damage often grows after the storm.

Fences and sheds

Other structures have their own limit. List fences, sheds and screen rooms separately.

Pace FAQ

Questions Pace owners ask us.

Text an adjuster
Should Pace homeowners report small Tropical Storm Isaias damage?

Report damage promptly, even if it looks minor. Roof and water damage often turns out bigger than it first appears. American Financial Claims can review an Isaias claim for free before you decide how to proceed.

My insurer says my Pace roof damage is just wear and tear. Is that the end of it?

Not necessarily. Ask for the inspection photos and report. Storm damage such as creased or missing shingles can often be separated from age-related wear with good documentation.

Does my policy pay for tree removal in Pace?

Many policies pay to remove a tree that damages a covered structure or blocks a driveway, up to a set limit. A tree that falls in the yard without hitting anything may not be covered.

Do I need flood insurance in Pace?

It depends on your property, but homeowners policies generally exclude flood. Heavy tropical rain can flood areas outside high-risk zones. NFIP policies usually have a 30-day waiting period.
