Any text from our team is only with your consent, about an inquiry you started, and not on Sundays or before 8 a.m. or after 8 p.m. Eastern. Florida Statute 626.854(5) limits public-adjuster solicitation to Monday–Saturday, 8 a.m.–8 p.m.; subsection (19) applies that limit to residential property and condominium unit-owner policies.

The Cascades split the claim, not just the weather.

Western Washington fails by water. Eastern Washington fails by hail, wind, and fire. Treating them as one “storm state” is how estimates go wrong. American Financial Claims represents the policyholder — the unit owner, the house, or the business — and not the carrier. Call (239) 444-8101 for a free claim review before you accept an offer or a recorded statement. You still have to notify the insurer on the policy’s timeline. Our conversation is not that notice, and it is not a bill.

Puget Sound: wind, rain, and the stack.

Seattle, Bellevue, Kirkland, and Redmond mix high-value houses with condominium stacks. A plumbing failure between units is not wind-driven rain through a cedar roof, even when both wet the ceiling. The association master policy and the HO-6 divide finishes, betterments, and sometimes the drying bill. Bring both if you can. South and west, Tacoma, Lakewood, Federal Way, Kent, Renton, and Auburn see the same long rains on older roofs. Everett and Marysville sit in that north-sound pattern. Olympia and Bellingham add more wind off the water. Moss, skipped flashing, and a storm opening are the argument carriers want to collapse into “maintenance.” Sometimes maintenance is the truth. The photos of the path decide it. Earthquake is a separate question on the Sound: many forms leave it off unless it was purchased, and that deductible often stands apart from wind. We look for the endorsement instead of assuming it is there. Read water, plumbing, and roof pages for how those files are built.

East of the crest.

Spokane takes hail and wind that Seattle does not. Yakima and the Tri-Cities — Kennewick, Richland, and Pasco — add basin wind, irrigation-country roofs, and wildfire smoke. Soft metal dates hail. Smoke in an HVAC system is not the same as flame at the wall. Some forms split those causes and some use a separate wildfire deductible. We read the form before we tell you which one you have. Vancouver is the Columbia River city in Washington, not British Columbia. Its rain files look more like Portland’s than Spokane’s, and the policy is still a Washington policy. If a payment already missed the wet assembly or the discontinued shingle, look at underpaid claims and hail. Commercial buildings and lost operating time are covered only as the policy allows — see commercial claims and fire and smoke. We do not promise the number will move.

Condos in Bellevue and houses in Spokane also disagree about deductibles. A percentage wind deductible on a high-value eastside home is a different dollar than a flat hail deductible in the basin. We read the declarations page instead of quoting a statewide rule of thumb. If you already started repairs, keep the invoices and the photos from before the tear-off.

Published credentials, nothing extra.

The individual number on our licensing page for Washington is 1357961. American Financial Claims does not publish a Washington firm license. We confirm whether we can accept the file before representation. The page is not a live check with the Office of the Insurance Commissioner. Florida firm license G288962 is the Florida firm credential we publish. It does not license a Washington firm. City pages are service areas, not offices in every town from Bellingham to Pasco. The firm’s published office is in Miami.

What to send

Declarations, the week the leak or hail showed up, photos of the roof or the stack, dry-out invoices, and the carrier estimate or denial. If an association is involved, send the master policy or the loss-assessment letter. Any fee is written before you sign. There is no charge for the review. We do not publish a client-authorized Washington settlement on results. Cases there are other states and are not a forecast for a cedar roof or a condo stack. Legal deadlines belong with a Washington-licensed attorney. Your notice clause can be shorter than a general rule you heard.

Washington FAQ

Questions people ask before hiring.

General information, not legal advice. A free review does not create a fee.

Call (239) 444-8101

Is a Seattle condominium leak the same as eastern Washington hail?

No. Stack and association losses turn on two policies and the source of water. Hail turns on impact, soft metal, and valuation. Call (239) 444-8101 and say which side of the state the building is on. The review is free.

Does my homeowners policy include earthquake?

Often only by endorsement, with its own deductible. We will not assume you bought it. Bring the declarations page.

Vancouver on your city list — which Vancouver?

Vancouver, Washington, along the Columbia River. It is not a British Columbia page.

What Washington number is published?
