Only in Kirkland

Local facts that shape property risk.

King County roof & envelope risk

Kirkland properties still carry aging roofs and building envelopes — wind, hail, and leak claims often turn on wear versus storm-created damage.

Storm documentation gaps

Carriers lean on wear and cosmetic arguments; storm-created damage still must be isolated with photos, moisture readings, and repair history.

Water intrusion paths

Roof leaks meeting plumbing or condensate failures cascade quickly — document the path early.

Condo / HOA & commercial

Master vs. unit allocation and commercial BI questions hide underpayment when documentation is incomplete.

What hits Kirkland properties

The losses we document most often.

Pacific windstorms

Regional wind across King County lifts coverings, fails trees onto roofs, and starts water paths.

Atmospheric rivers & prolonged rain

Days of rain drive intrusion past flashings and openings on aging envelopes.

Wildfire, smoke & embers

Where wildfire reaches the built environment, scopes must separate burn, smoke, and ember damage.

Commercial, retail & multifamily

Retail, offices, and apartments need scopes that match local construction and pricing.

How long does an insurer have to decide my claim in Washington?

Under the rules in effect until October 18, 2026, the insurer must acknowledge the claim within 10 working days (WAC 284-30-360), complete its investigation within 30 days of notification (WAC 284-30-370) and accept or deny within 15 working days after fully completed proof of loss, in writing with the policy provision for any denial (WAC 284-30-380). Amendments filed as WSR 26-17-089 take effect October 18, 2026 and change these timelines, so check the current rule for your claim date. Educational orientation — not legal advice.

What does a public adjuster review cost in Washington?

The claim review is free. If we take your claim, fees and services are explained in a written agreement before representation. We work under published Washington license 1357961 and confirm current status before engagement.

My HOA or condo has a master-policy claim — do I still need my own?

Often yes. Master-policy repairs may cover common elements while your unit interior or improvements still sit on an HO-6 or homeowners form. We help sort association vs. unit documentation.

Can you help with wind, water, or wildfire-smoke claims in Kirkland?

Yes. Pacific Northwest windstorms, atmospheric rivers, and wildfire-smoke or ember losses all create claim files that turn on documentation. Bring photos, the estimate, and your declarations page.

Can you help after I have already been paid?

Underpaid and partially paid claims are a core part of our work. Bring the estimate, payment breakdown, denial or partial-payment letter, photos, and policy. A review does not guarantee an additional check.
